What Types Of Repairs Are Common For Commercial Metal Roofs?

If you are considering having a commercial metal roof installed on your commercial building, or you have recently had one installed, you may wonder what the common types of repairs that these roofs may need are. Here are three commercial roof repairs that are common for metal commercial roofs. 

Seam Repairs

The majority of commercial metal roofs are made from metal roofing panels. These are large metal panels that are fitted together to create a roof. Where the metal pieces join or connect to the other metal pieces is called a seam. The seam must be sealed to prevent water from seeping in through the small gap between the two large metal panels. However, as the seam is exposed to sunlight, weather elements, and temperature extremes, it can begin to wear out. Seam repairs are needed to ensure the seam remains sealed and water stays out of your commercial building. The frequency at which seam repairs are needed varies based on the type of seam sealing material that is used and weather conditions where you live. 

Re-Coating the Metal Roof

Another common repair that is needed for commercial metal roofs is metal cleaning and re-coating. Metal roofs can be made from different types of metal. Different types of metal react differently to water and moisture. Some metal may rust, while other metal may corrode. Coating metal helps to prevent your roof from rusting or corroding. However, the coating wears off and can be scratched off by flying debris and pests. If this occurs, the rust or corrosion needs to be cleaned and the roof needs to be re-coated. 

Panel Damage Repair

The final type of repair that is common for commercial metal roofing is panel damage repair. Metal is a relatively durable material, but it can ding or dent if debris hits it. The most common reason why metal panels may ding or dent is due to hail damage. However, flying rocks and sticks can also damage the roof. Dings or dents should be repaired to ensure water does not sit in the dip of the metal panel, leading to more extensive issues caused by water damage. 

Commercial roofing is different than residential roofing, most notably because of the lack of slope for the roofs on many commercial buildings. In turn, these types of roofs need to be inspected more frequently and may need repairs more frequently.
